GUIDELINES FOR ARCHITECTURAL REVIEW OF ALL CONSTRUCTION IN TIMBER HAWK
According to the Timber Hawk Covenants "No building, addition, site alterations, television or radio antennae, refuse disposal houses, exterior lighting, clothes lines, mailboxes or new construction of any nature may, at any time, be made by an owner until the architectural site and landscape plans and design and construction drawings and specifications of new buildings or improvements have been approved in writing by the Architectural Committee of the Timber Hawk Owners' Association (THOA)".
The Architectural Review Committee (ARC) of the THOA is established pursuant to THOA By-Laws to assure that all new home construction and renovations of existing homes are consistent with the architectural integrity and aesthetic and privacy values of the Timber Hawk community. The ARC is authorized to review all plans for new house construction or existing home construction. No new house construction or existing home renovation, expansion or addition may be initiated or carried on without written approval of the ARC. Additionally, the ARC must approve, in advance, the following:
Siting of buildings, driveways and any external storage tanks.
Landscape design, including parking area, walkway from parking area to house, bridge access to house, other features and structures and lighting of these features.
Plans for hook-up to the Timber Hawk community water system and/or leach fields.
Tree cutting and trimming in accordance with the existing covenants.
The ARC requires schematic drawings of the design concept and site location for preliminary approval. Full working drawings and specifications are required for review before final approval.
Standards for New Home and Renovations of Existing Home
All new construction and renovation must be harmonious with the size and appearance of the existing homes and blend in with the natural beauty of Timber Hawk. All designs must be approved in writing by the ARC before construction begins.
New buildings must be designed with the exterior forms and roof slopes compatible with the existing home designs. No flat roof structures will be allowed.
New homes must have a minimum of two bedrooms.
When connecting to the Timber Hawk systems, water saving toilet fixtures and a minimum 1,000 gallon septic tank are required.
Exteriors should be wood, colors should be natural looking, dark and subdued. Natural stone as well as white or gray stucco may be used as accent areas.
Roof materials may be handsplit cedar shakes, cedar or asphalt shingles. Vertical seam metal panels and metal shake roofing products are also acceptable, with specific materials to be approved in advance by the ARC. The ARC has determined that all metal roofing must adhere to the following minimum requirements
All metal roofing products must have a factory painted "Kynar" or equal finish and concealed fasteners.
Vertical seam panels must be constructed from a minimum 26 gauge (.018 inch) steel or 24 gauge (.024 inch) aluminum.
Acceptable colors are dark or earth-tone browns. Other colors subject to prior ARC approval
